The villa is situated 2km from the historical town of Estoi, where you will find several local restaurants, some small supermarkets and shops and a church. Estoi is well known for its nearby Roman ruins of Milreu and stunning pink Palace and romantic gardens which now houses a small hotel.
The nearest beaches are found on the Islands (Armona and Culatra) within the Ria Formosa. You can get a small passenger ferry across to these islands from Olhao, approximately 11km away.
The accommodation is built over two levels, with the entrance being on the upper level. The villa is alarmed and has the benefit of air conditioning, Wi-Fi and electric shutters throughout. A home automation control console is provided for performing many functions around the property both internally and externally. Parking for three cars is provided on the private driveway of the property.
Living accommodation comprises of
As you enter the property, you are welcomed into a bright and spacious, open plan living space, including lounge, dining, and kitchen areas. Two sets of patio doors and a set of bifold doors open out to the elevated pool terrace and swimming pool.
The lounge space is furnished with a comfortable sofa and two armchairs placed in front of a wood burning fireplace and TV which includes a selection of English-speaking cable TV channels.
The dining space has a wooden extending dining table and 6 chairs situated adjacent to the kitchen.
The modern kitchen is fully equipped with
everything you would expect in a quality self-catering holiday
villa, including, an American style Fridge freezer with water and
ice dispenser, a dishwasher, washing machine, oven, microwave,
juicer, and Nespresso coffee machine. A large central Island is
home to an induction hob, extractor fan and provides plenty of
space for food preparation.
On the lower level of the main house
A spacious games and TV room complete with a table tennis table, football table, Smart TV, where you can sign-in to your own Netflix/Amazon accounts and large comfortable corner sofa. There is a small bar area with fridge, a wood burning fireplace and a guest WC in this area.
Access to the exterior of the property is provided via patio doors.
One of the 4 bedrooms is located on this lower level.
Sleeping accommodation comprises of
3 bedrooms are located on the entrance level of the house and 1 is located on the lower level.
Bedroom one is a double room with en suite shower room.
Bedroom two is a double room with en suite shower room.
Both bedrooms have patio doors leading out to the garden.
Bedroom three has a super king size bed that can be made up as twin beds if requested. This room has a large ensuite shower room with double sinks and walk in shower. Patio doors open out to the elevated terrace and pool area.
Bedroom four, located on the lower level along with the games/TV room is a double room with ensuite shower room.
Outside area
The property is built on an incline, and as such, both the upper entrance level and lower level have direct access to the grounds, which have been designed and created to fit into the surrounding landscape.
The entrance area is paved with Portuguese "calçada" cobble stones and has an ornamental pond with waterfall feature made with local stone which is home to a variety of aquatic plants and fish.
With most of the villas living accommodation being on the higher level of the property, the infinity swimming pool (7m x 4m) with waterfall feature, has been built into a raised terrace, making the most of the panoramic views. Pool heating is available (supplement required) and provided using solar energy with support of a heat pump.
There is a 20-litre, solar energy, hot water shower next to the pool.
The poolside terrace has a partial shaded, covered area and the rest is fitted with awnings, for to use for shade as you wish.
Plenty of comfortable exterior furniture is provided, including sun loungers, parasols, dining table and chairs, lounge seating, casual seating, and there is a gas barbecue for your use.
The poolside terrace benefits from access to a second fitted kitchen sitting adjacent to the covered dining area. This second kitchen is equipped with a mini oven, gas hob, fridge, dishwasher, sink and has plenty of counter space for preparing poolside meals.
There is a bathroom with walk in shower here also, perfect to access from the swimming pool.
NOTE For families travelling with young children
Above the main living space is a suspended mezzanine balcony accessed by a narrow staircase from the living room (This area is not accessible to guests and for safety reasons, care should be taken to ensure children do not access this space)
As the swimming pool is elevated, there is a drop from the pool to the ground below, children should be supervised at all times.

What is Included in the Holiday Price
Pool heating is available at a supplement of £360 per week.
PLEASE NOTE: Update coming into force 1st March 2025 - The council of Faro tourist tax, which was introduced March 2020, is to be paid by all visitors, aged 16 years and older, staying in paid tourist accommodation within the district between 1st March and 31st October. The tax of 2 Euros per person, will be applied for a maximum of 7 nights and is to be paid to us with your balance payment.
How to Book your Holiday
A 25% deposit payment of the holiday price is required in order to secure your booking. We will then send you a booking confirmation and request your full details and travel details.
The balance payment plus refundable damage deposit is due ten weeks prior to travel. You will receive a reminder by email.
When we have received the balance payment we will send you the directions to the property and arrival instructions.
